Once we have created our strategy and put your home on the market, the fun begins! Showings can be inconvenient but we do ask for your patience and understanding, especially at the beginning. That initial period is CRITICAL in us being able to leverage the demand for your home amongst potential buyers. This being said, if you have special showing instructions, it is our job to communicate that to any agent looking to show your home.

The following is a list of suggestions that can dramatically help in the overall presentation of your home.  We don’t get a second chance to make an INCREDIBLE first impression!

  • PREPARE EACH ROOM.  KEEP IT AS CLEAN AS POSSIBLE AND CLUTTER TO A MINIMUM!

  • BATHROOMS AND KITCHENS NEED TO SPARKLE AND SHINE. APPLIANCES SHOULD BE IMMACULATE!

  • KEEP ALL DRAPES OPEN SO THAT IT IS BRIGHT AND FEELS OPEN. WINDOWS SHOULD BE CRYSTAL CLEAR

  • IF POSSIBLE, KEEP PETS OUT OF THE WAY OR BETTER YET, TAKE THEM FOR A WALK!

  • MINOR REPAIRS WILL BE DISCUSSED AND WE WILL OFFER OUR OPINION ON WHERE TO BEST SPEND YOUR MONEY FOR OPTIMAL RETURN.   WE CAN ALSO DISCUSS LARGER ITEMS LIKE PAINTING OR REPLACING FLOORING

  • KEEP THE TV OFF BUT, IF POSSIBLE, HAVE WELCOMING BACKGROUND MUSIC PLAYING

  • REPLACE ALL BURNT OUT LIGHT BULBS

  • BEDS SHOULD BE NEATLY MADE AND CLOTHES AWAY

  • AIR FRESHENER IS ALWAYS NICE BUT BE SURE TO NOT GO OVERBOARD!

  • PLANTS AND FLOWERS ALWAYS DO MAKE THE HOME FEEL ALIVE

  • OUTDOORS SHOULD BE RAKED/SHOVELED/CUT - WHATEVER THE SEASON!

  • THE FRONT ENTRANCE NEEDS TO BE FREE AND CLEAR OF EVERYTHING OFFERING A NICE AND TIDY FIRST IMPRESSION

  • WE WILL DISCUSS THE STAGING OF YOUR HOME WITH YOU. THE GARAGE OR LOWER LEVEL CAN BE  A GREAT PLACE TO MOVE ITEMS THAT WILL CREATE MORE SPACE WITHIN THE HOME

  • IT IS ADVANTAGEOUS, TO THE BEST OF YOUR ABILITY, TO NOT BEPRESENT DURING A SHOWING.  THIS WILL ALLOW THE BUYER TO FEEL MORE COMFORTABLE AND TO ASK QUESTIONS WHILE THERE.  IT GIVES THEM A CHANCE TO FEEL WHAT IT MIGHT BE LIKE TO CALL IT HOME.

  • IF PEOPLE UNACCOMPANIED BY A REALTOR ASK TO SEE YOUR HOME, PLEASE PUT THEM IN TOUCH WITH US RIGHT AWAY

  • KEEP BUSINESS CARDS OF OTHER REALTORS VISIBLE FOR FUTURE SHOWINGS AS THIS CAN ASSIST IN CREATING THAT URGENCY AT THE ONSET
